Renting with Robinson & Spensley should feel straightforward, fair and stress-free. This page pulls together everything you might need once you’ve applied for a property or moved in.

 

From how to report a repair to what documents you’ll receive at the start of your tenancy. If you ever need anything that’s not listed here, just give us a shout.

Documents You Will Receive 

When you start a tenancy with us, you’ll get a full welcome pack including:
 

  • Your Assured Shorthold Tenancy (AST)

  • Inventory & Schedule of Condition

  • Details of your protected deposit

  • Energy Performance Certificate (EPC)

  • Electrical Installation Condition Report (EICR)

  • Gas Safety Certificate (if applicable)

  • Local and emergency contact information
     

Keep these safe, you may need them throughout your tenancy.

Reporting Repairs

If something needs fixing, please let us know as soon as you spot it! Small problems are always easier to sort early.

We’ll arrange the right contractor to attend. For bigger jobs, we’ll always keep you updated so you know what’s happening.

Inspections

We carry out routine inspections every six months. They’re quick, friendly and simply allow us to check the property is being looked after and pick up any issues before they become bigger jobs. You’ll always get notice beforehand..

Decorating 

We know you want your home to feel like yours, so:
 

  • Putting up pictures and shelves is fine, just do it carefully and avoid damage

  • Please ask first if you want to swap curtains for blinds

  • Any redecorating needs our consent, and we ask you to avoid any strong colours

Smoking: Non-smokers preferred

 

Pets: Considered on application

Rent Payments

  • Rent is due on the 1st of each month.
     

  • If you think your payment may be late, please let us know straight away.
     

  • If late payment becomes a regular issue, interest or a late fee may be added.
