What to Expect

Before You Apply

Read the property listing carefully: location, bills responsibility and any property specific rules.

​Work out your affordability. Make sure you can cover rent and the deposit (we can help with a quick check).

The Application & Referencing

Fill in our Tenancy Application form.

We carry out referencing: employer / accountant checks, previous landlord reference, affordability checks and a credit check.
 

If you’re self-employed we’ll ask for accountant contact details. A guarantor may be required in some cases.

Holding Deposit

We usually take a holding deposit (one week’s rent) to reserve the property while checks are done.

 

Once approved you’ll need to pay the first month’s rent + 1 month deposit before keys are handed over (usually 24 hours ahead).

Move In

We’ll conduct a full Inventory & Schedule of Condition at the start. You have 14 days to return any corrections.

 

If nothing is returned we’ll assume you’re happy with it.

Living in the Property

Report repairs promptly  phone 01200 423741 or email us.

Keep the place tidy and look after fixtures. If you want to redecorate, ask us first (see Decorating below).

Moving Out

Leave the property clean and in the same condition you found it (fair wear & tear excepted).

 

Return all keys and we’ll arrange a final inspection. Deposit deductions (if any) will be handled via the deposit protection scheme using the inventory as the reference.
