See a property you like?
Give us a bell or drop us a message and we’ll sort a viewing.
Decide to apply.
We’ll give you an application form and explain the checks. Its just standard referencing plus Right to Rent.
Holding deposit.
If your application’s successful we’ll take a holding deposit (typically one week’s rent) to secure the property while we do checks.
Referencing.
We’ll run credit, employer/landlord references and any necessary checks — a guarantor may be requested in some cases.
Move-in.
Once referencing is complete, you pay the deposit (1 month) and the first month’s rent 24 hours before handover. We’ll meet you at the property for the inventory and handover

EPC, Gas Safety, EICR where applicable

Practical stuff

Repairs: Call us on 01200 423741 or email us to report issues. (Missing: do we want a dedicated repairs@robinsonandspensley.co.uk address? Please confirm.)

Inspections: Routine checks every six months. We’ll always give notice.

Pets: Pets considered on application.

Smoking: Non-smokers preferred.

Deposit: 1 month (protected in a deposit scheme).

Notice: Tenant notice period is 1 month (unless the tenancy states otherwise).
